Transforming the Old War Office: A Landmark Redevelopment

 

The Old War Office project was a remarkable transformation of a historic government building into Raffles London, part of a £1 billion redevelopment featuring 85 high-end apartments and a 125-room hotel, with suites starting from £5,500 per night. This complex redevelopment required a delicate balance between preserving the building's heritage and incorporating modern structural enhancements.

A key aspect of the project was the construction of three additional basement levels, extending beneath the River Thames: a significant engineering feat. The redevelopment also included the addition of two new levels atop the existing roof, along with the extensive demolition and reconstruction of a large portion of the internal structure. This ambitious undertaking combined meticulous craftsmanship with cutting-edge construction techniques to breathe new life into one of London's most iconic landmarks.

ST1 Consulting has since returned to the Old War Office to support the fit-out of Langosteria, a new restaurant operating within the building as a separate leasehold. Our role covers contract administration and project management, working alongside the client team through to completion, with handover targeted for late June.

Returning to a building with this much history, and playing a part in the next chapter of what it's becoming, is a project the team is proud to be involved in.
