Fast-Track Refurbishment Excellence: ST1 Group’s Work Across UCL Estates

ST1 Group was engaged by UCL to deliver the refurbishment of a number of key buildings on the campus, including student accommodation at Max Rayne House and Shafter House, as well as teaching facilities at Langton Building, the Rome Block and the renowned Ramsey Hall. ST1 Group’s role spanned the full commercial spectrum: preparation of bills of quantities, detailed estimating and cost planning, procurement strategy, quantity surveying, change management and final accounts. The objective was to ensure that each building was ready for occupation or teaching use in time for the new term, with minimal disruption to students and staff.

Working in occupied buildings posed particular challenges in scheduling and coordination. With the academic calendar in mind, ST1 Group organised tightly controlled summer-holiday programmes so that the accommodation blocks were handed back fully re-commissioned before students returned. Throughout the project our Dispute Resolution Services (DRS) team proactively managed extensions of time and loss & expense claims to protect UCL’s interests and ensure the delivery remained aligned with the university’s operational requirements. The result is a series of high-quality, refreshed spaces that meet UCL’s standards for teaching and living, delivered on a programme tailored around occupation constraints.
